Roof Leak Repair and Full Roof Refurbishment in Sale

At Apex Roofing and Guttering, we were recently called out to a property in Sale where the homeowner had noticed a persistent leak coming through the kitchen ceiling. On inspection, it was clear that this was more than just a loose tile – the existing roof coverings were worn, the felt had failed in several areas, and water was tracking into the structure.

To provide a long-term solution rather than a quick patch, our team carried out a full strip-back and professional refurbishment of the affected roof area.

Initial Roof Inspection and Leak Detection

Our first step was a thorough inspection of the roof to locate the exact source of the leak and check the overall condition of the structure. We identified:

  • Perished and torn roofing felt
  • Damaged and slipped roof tiles
  • Weak, weathered mortar around the ridge line
  • Lead flashing that was no longer watertight

With multiple issues contributing to the problem, the best option for the customer was a proper strip and re-roof of the affected section, ensuring the leak would not return.

Stripping the Roof Back to the Rafters

Once the customer approved the work, we carefully stripped the roof coverings back to the rafters. This allowed us to inspect the roof timbers, check for any signs of rot, and make sure the structure was sound before rebuilding.

Working safely and efficiently, our team removed the old tiles, torn felt, and rotten battens, clearing away all debris and leaving a clean base to install the new materials.

Installing New Roof Felt and Battens

With the rafters exposed and checked, we installed a new high-performance, breathable roofing felt to give the property a modern, weather-tight barrier. This helps to prevent wind-driven rain from entering the roof space while still allowing ventilation.

We then fitted new treated timber battens, carefully aligned and fixed to provide a strong, level base for the roof tiles. Using quality materials at this stage is essential for the long-term performance of the roof.

New Lead Flashing for a Watertight Seal

The old lead flashing around abutments and key junctions had deteriorated over time, contributing to the leak. We removed the defective flashing and installed new, correctly dressed lead flashing to create a strong, watertight seal where the roof meets adjoining walls and features.

Properly installed lead flashing is a critical part of any roofing system, helping to direct water away from vulnerable areas and protect the property from hidden water ingress.

Replacing Roof Tiles and Adding Dry Ridge Tiles

Once the underlay and battens were in place, we relaid the roof using new, durable roof tiles to match the style of the property. Each tile was securely fixed in line with current standards to withstand wind uplift and harsh weather.

To finish the job and give the roof a modern, maintenance-friendly upgrade, we installed a dry ridge system. Instead of traditional sand and cement, the new dry ridge tiles are mechanically fixed and ventilated, offering:

  • Improved resistance to storms and high winds
  • No cracking or crumbling mortar to worry about
  • Enhanced roof ventilation, reducing condensation risk
  • A smart, clean, and uniform finish to the ridge line
